With how dry and mild it’s been the past few weeks, it’s a good idea to get a headstart on the spring maintenance items around your home. Below are some reminders of what was agreed to in your rental contract along with vendors who can assist you.
Also, as usual, I will be sending out renewal contracts via email next month. If you aren’t planning on renewing (and we haven’t already discussed it) please let me know by May 1, 2025 so I can let the homeowners know and save the time and effort.
LAWNS: Attached are watering guidelines to follow year round. With the lack of snow/rain recently, lawns are parched and could really use some solid watering. I find that the interval watering schedule (20 minutes am + 20 minutes pm versus 40 minutes all at once) is better for our region as does Aeration and proper Fertilization. Scott’s TurfBuilder Plus 2 or Revive work fairly well and local garden shops like Don’s Garden Shop or Spencer’s Lawn also have locally produced products. However, if you want professional assistance, we recommend the following companies –
1. Integrated Lawn @ 719-528-5296 or healthylawn.net
2. Humpty Stumpty @ 719-237-3478 or humptystumpty719.com
3. J Rick @ 719-445-9985 or jricklawn.com
4. Dream Landscaping @ 719-217-0478
5. TurfSurfers @ 719-217-0478 turfsurfers.net
SPRINKLERS: Although it’s earlier than usual, I believe it’s safe to turn on inground sprinkler systems, as long as you are prepared to drain the backflow in case of any significant freezes. Again, I recommend the interval watering schedule as described above. If you need assistance with activating/scheduling your system, here is who we recommend:
1. Matt with JetSki Sprinklers @ 719-661-6526 or jetskisprinklers.com
2. Mr Sprinkler @ 719-231-4794 or mrsprinklerco@gmail.com
3. Humpty Stumpty @ 719-237-3478 or humptystumpty719.com
4. Dream Landscaping @ 719-217-0478
5. TurfSurfers @ 719-217-0478 turfsurfers.net
6. Joe with GrassRoots Irrigation @ 719-391-2745
GUTTERS: Please do a visual check of the gutter system around your home, especially if you are in a subdivision with large established trees. To prevent damage to your home, those gutter systems need to be clear of debris before the downpours arrive this summer. If you need assistance with that, please contact:
1. Luke with LT Construction @ 719-671-6881
2. Ground 2 Gutters @ 719-266-3521
3. FE Jones Contract Services @ 719-321-4692
4. Hop’s Handyman Services @ 254-368-7712
AIR CONDITIONERS: If your home has Central Air Conditioning, please have it serviced ahead of the summer months to improve efficiency and extend the lifespan of the unit.
1. Father and Sons @ 719-370-9704
2. The Furnace Guy @ 719-330-6852
3. CoMech @ 719-205-0437
4. Reliable Heating and Cooling @ 719-377-7303
ALARMS: Finally, I sent out this reminder last month with the time change, but please change out the batteries in your smoke alarms and carbon monoxide detectors. If your units are approaching 7-10 years old, please let me know so we can get new models out ASAP.
As always, please let me know if you have any questions regarding these or other items. Otherwise, enjoy this wonderful weather.
Sincerely,
—
