JAN 2022 RENT REMINDER + MAINTENANCE NOTES

I hope everyone is enjoying a less-eventful week compared to last week’s windstorm. Unfortunately, there is more wind in the forecast but hopefully not as severe. I appreciate folks letting me know if your property sustained any damage and would encourage you to take a second look at the gutters as they may be clogged with debris as well as chimney and vent caps.
Also, a couple of reminders regarding fall maintenance dating back to October:
1. Please DISCONNECT your hoses when not in use from now until early May. Failure to do so can result in broken pipes and water damage.
2. As part of your rental contract, you have agreed to have your furnace serviced/inspected by a licensed HVAC company. If you have not completed this, please contact Mitchell Heating (719-596-6677), Reliable Heating (719-377-7303), Parkey’s HVAC (719-594-0991) or any of the other vendors listed on the vendor phone chart (latest version attached). Also make sure that your smoke/carbon monoxide alarms have fresh batteries.
3. Because it’s been so mild and dry this fall/winter, our lawns do need watering. Please follow the attached watering guidelines but make sure to disconnect your hoses when finished.
4. Finally, this is your courtesy reminder that JANUARY 2022‘s rent payment is due one week from tomorrow (Friday, December 31 2021). This is when the ACH (electronic funds transfer) will take place. If you have had any maintenance addressed that you haven’t already covered your maintenance deductible for, please be prepared to include that with your rent payment.
